Sac City has a 28.42 acre Industrial Park located in the northwest corner of the city. This property is zoned both heavy and light manufacturing. The park is directly linked to US Highway 20 by a 1/3 mile long, 29 foot wide, 8 inch thick concrete street, easily accessible to all truck traffic.
There are utilities on site featuring a 12 inch water main with static pressure of 70 psi, natural gas with a 2 inch line at 50 psi, sanitary sewer with an 8 inch main able to handle 150 firm gallons per minute. These utilities are all municipally owned. In addition to these utilities, MidAmerican Energy has available 3 phase electricity with 120/208, 120/240, 277/480 volts with additional voltage available upon request.
The Industrial Park has been platted but is adaptable to any size lots required per prospect. Because the area is owned by the Sac City Municipal Gas Company, the cost per acre is negotiable and may be used as part of an industrial incentive package.
USGS and topographical maps are available upon request. Soil boring tests have been completed which addressed subsurface conditions, water level observations, engineering analysis and foundation recommendations. In addition, a Phase I Environmental Assessment has been completed on the site, including an EPA Addendum. Based upon visual survey information obtained form regulatory agencies, geotechnical soil borings and interviews, the site does not exhibit features which would indicate contamination. Westview Village
Westview Village is a 12 Unit apartment complex with all units located on ground level. It consists of 3 brick buildings with four all electric apartments in each building. Convenient parking is available for each building. Eight units are one bedroom apartments and four units have two bedrooms. Each unit comes equipped with its own stove and refrigerator. A screened-in porch is available for enjoying those wonderful summer evenings. Each building has it's own coin operated laundry facility.
Westview Village is owned by Sac Community Housing Corporation, which is a non-profit organization consisting of nine board members. It is a low income elderly housing project and is governed by the rules of Rural Development. Elderly is defined as "a household where the tenant or co-tenant is at least 62 years old or is disabled or handicapped".
